Type: Direct Hire / Permanent Opportunity
Starting Compensation: $52,000 annually
Hours: 8:00 AM - 4:30 PM - Monday-Friday (Will provide support to
technicians on call in case of an emergency)
Job Summary:
District Maintenance Manager will lead maintenance operations
across four apartment complexes located throughout Burlington
County. This key leadership role is responsible for ensuring the
optimal performance of all building systems-including plumbing,
electrical, HVAC, carpentry, and mechanical components. The ideal
candidate will coordinate preventative maintenance programs,
respond to emergency repair needs, and supervise a team of
maintenance technicians to deliver safe, timely, and high-quality
service.
Maintenance Manager Responsibilities: On-Call Support: While not on
a scheduled on-call rotation, you will back up technicians who are
on call by offering guidance or physically addressing emergency
situations if necessary. If an emergency call is missed, you must
promptly follow up to ensure it is handled. You will also be
responsible for approving overtime for the emergency calls.
Leadership and Guidance: Provide leadership and training to
maintenance technicians, ensuring tasks are completed efficiently
and according to established standards.
Scheduling and Accountability: Develop and maintain a weekly
schedule for meeting with property managers to review upcoming
tasks, discuss ongoing maintenance issues, and ensure that
technicians are accountable for their responsibilities. This may
also include disciplinary action and corrective coaching.
Supply & Inventory Management: Anticipate the need for materials
and supplies, place orders to maintain adequate inventory, and
ensure all materials are accounted for.
Invoice Management: Regularly review and approve all
maintenance-related invoices in collaboration with the property
manager to ensure proper tracking and accountability.
Safety and Incident Reporting: Monitor compliance with safety
protocols, reporting any incidents or near misses (e.g., injuries
or property damage). Work to ensure the safety of technicians and
property through proactive safety measures and equipment
management.
Preventative Maintenance: Take the initiative to schedule and
ensure completion of preventative maintenance tasks, such as HVAC
inspections, filter replacements, roof inspections, and other
routine maintenance items that are part of a property's regular
upkeep.
Key Responsibilities: Preventative Maintenance: Develop and oversee
the schedule for all preventative maintenance tasks, including HVAC
systems, water heaters, air filters, and other mechanical systems.
Ensure that all maintenance activities are planned and completed
proactively, reducing the risk of emergency repairs.
Repairs and Troubleshooting: Troubleshoot and perform repairs on
building systems, including plumbing, electrical, carpentry, and
appliances. Utilize blueprints and equipment manuals to plan and
execute necessary repairs.
Work Orders and Coordination: Work closely with property managers
to discuss and prioritize daily work orders, ensuring that all
tasks are completed in a timely and efficient manner. This includes
normal recurring work orders as well as following up with
emergencies.
Inventory and Supplies: Oversee inventory management for
maintenance supplies, ensuring that materials are stocked, ordered,
and used efficiently to support repair and maintenance tasks.
Turnovers: When tenants move out, conduct a thorough inspection of
the unit to assess the scope of necessary repairs and renovations.
Ensure that all required materials are ordered and receipts are
provided to property managers for tenant charges, when applicable.
Perform a final walk-through post-repairs and coordinate with
township or fire inspections.
Basins: Conduct inspections of any stormwater structure on the
properties. These inspections are typically done quarterly and
after heavy rainfall depending on the basin. Things to look for:
trash, erosion, drainage, flow structure integrity, etc.
Safety Oversight: Actively ensure safety protocols are adhered to,
including proper maintenance of tools, ladders, vehicles, and
protective equipment. Address any safety issues promptly to
minimize risk and prevent accidents.
Overtime Flexibility: Be prepared for potential overtime during
peak seasons or in response to emergency maintenance needs.
Maintenance Manager Required Skills and Abilities: Technical
Knowledge: Strong understanding of general maintenance processes
and methods, including knowledge of plumbing, electrical systems,
carpentry, HVAC, and general repair.
Tool Proficiency: Ability to effectively use both hand tools and
power tools for various maintenance tasks.
Organizational and Time Management: Excellent ability to prioritize
and manage tasks efficiently to meet deadlines and maintain
consistent workflow.
Communication Skills: Strong written and verbal communication
skills for interacting with property managers, technicians, and
building residents. Ability to convey technical information in an
understandable manner.
Safety Awareness: Detailed attention to safety standards, ensuring
compliance and promoting a safe working environment at all
times.
Attention to Detail: Exceptional ability to inspect and assess
property and equipment, identifying issues before they become major
problems.
Physical Stamina: Capable of performing physically demanding tasks
such as climbing ladders, lifting up to 50 pounds, and working in
various physical environments.
Education and Experience: Education: High school diploma or
equivalent required; additional technical training or
certifications in building maintenance is a plus.
Experience: Previous experience in a maintenance, facilities
management, or similar role is preferred, with a proven track
record of leading teams and managing maintenance operations
effectively.
Physical Requirements: Ability to stand, walk, bend, stoop, or
crawl for extended periods.
Ability to lift and carry up to 50 pounds.
Ability to work in a variety of physical conditions, including
confined spaces, heights, and outdoor environments in various
weather conditions.
